Comments on Application 25/00314 – Land adj. 12 to 18 Ribstone Road Construction of one bungalow with a basement, dropped kerb, permeable paving, timber boundary treatment, landscaping, 3 cycle spaces and 2 car spaces to the front driveway, refuse and recycling facilities. We objected in 2022 to the previous proposal to develop this speculatively acquired site. The land in question is a key element of the setting of the existing residential properties in Ribstone Road. It was intended for the ongoing enjoyment and provision of public amenity space for residents. Although this proposal has reduced the number of dwellings from three town houses to a single 4 bed bungalow, the principle still applies that the plot is not intended or suitable for residential development. In fact, Highways have indicated in their current objection that the land constitutes part of the Adopted Highway. If that is the case, then the speculative sale for residential development is invalid. Furthermore, the boundary lines of the site plans indicate that the footpath which provides access to the front of Nos. 12 to 18 falls within the site. As stated in our 2022 letter of objection this is an unacceptable arrangement. As far as the proposed dwelling is concerned, it is excessive to create four bedrooms, and the provision of only 2 parking spaces does not meet current parking policy for a 4 bed dwelling. Because of the sensitivity of the site it would appear unreasonable overdevelopment to create a basement area in this location. The boundary fencing treatment will be visually intrusive and the front aspect of Nos. 12 to 18 will be severely impacted. Whilst the Planning Statement claims there are no trees within the site, it is evident from the tree statements within the planning documentation that there will be a a loss of trees as a consequence of this proposed development. We continue to object to any residential development of this site.
