Comments on Application 24/02106 – Eastgate, 72/80 Moorbridge Road Prior approval for change of use from offices to residential to create 36 x residential dwellings. This is a relatively new and high specification office block, having been completed about 15 years ago. It was originally refused planning permission in 2007, but a strong case was made regarding the suitable location of the site and the need for modern office space in Maidenhead. Permission was granted in 2008. In design terms the building is quite impressive, with ceiling heights not conducive to small dwelling units. Therefore, it is unfortunate to see this opportunistic proposal to convert Eastgate to residential. It is appreciated that the RBWM is in the process of acquiring Article 4 protection for such employment sites, and that Prior Approval is likely to be granted for this change of use. However, it is essential that the proposed 36 dwelling units meet the Nationally Described Space Standards that have been adopted by RBWM. It is evident from the schedule provided within the application that this is not the case. There are a number of substandard units. Whilst the number of “studio” apartments in Maidenhead’s new housing stock is limited, there is an oversupply of 1 bed flats. We would ask that the mix of the proposed dwelling types and the living spaces provided for each flat is re-considered. Whilst such office conversions usually offer adequate parking, there is a lack of amenity space for the new residents, no consideration of accessibility or the landscape setting of the “residential” block.
