2 x semi detached dwellings, cycle storage, hardstanding, new boundary treatment and dropped kerb.

It is noted that in 2023 permission was granted under 23/00918 for a detached 3 bed dwelling on this site. Although marginal, we did not comment on this previous application to develop this side garden plot, which is overlarge for the size of the host dwelling. However, this latest application for a pair of semi-detached houses totalling six bedrooms is beyond acceptable.

The two new dwellings will have frontage onto Hawthorn Gardens, but will result in a cramped overdevelopment, with inadequate garden amenity space (especially for House 1) and an unsatisfactory parking provision with two in-line tandem parking spaces for each property. Because of the proximity of House 1 to the front of the plot there is no area for parking and the parking spaces for Plot 1 are displaced and located alongside the spaces for Plot 2. Furthermore, because of the space constraints of the site the spaces appear to be substandard in size. There is a likelihood that the poor parking arrangements will result in an increase in on street parking in Hawthorn Gardens.  In addition to a frontage very close to the street, House 1 has a limited rear garden amenity space - shown as 46 m2 on the plans.

We object to this cramped overdevelopment resulting from the constraints of this site made evident by the unsatisfactory parking arrangements for both houses and the limited amenity space of House1.The site is too small for two dwellings.
