Change of use from retail to residential to create 6 x dwellings with associated works
We have commented on the previous application for this site - 20/03255 - and do not believe that this application is substantially different to the already refused proposal.
Six studio apartments are proposed from the conversion of the previous retail and stockroom space. The apartments are all significantly smaller than the minimum Nationally Described Space Standard for studio flats. Most units have inadequate natural light and all have no amenity space. There is no parking provision for cars with space only provided for two motorcycles and a number of bicycles.
We believe that the reasons for refusal of the previous application - 20/03255 - still apply. We object because the dwelling units provided are of poor design and substandard in living area and amenity. Although appearing to offer windfall units to add to the housing stock, the dwellings themselves are inferior and substandard and should not be permitted.
