New front porch with canopy, part single / part two storey side extension with Juliet balcony, attached double garage and alterations to fenestration.

We note that the plans for this application are an exact duplication of the previously permitted proposals under 12/00195 - permission that has lapsed. The 2012 application made no reference to flood plain issues, and we are surprised that the officers' report granting permission states : "does not increase flood risk / Ref Policy FI."   

However, this property lies in Flood Risk Zone 2 and Planning Policy F1  does apply and requires extensions to be limited to an increase in footprint of 30 m2. These proposed extensions are substantial and there is no reference to the increase in footprint in the planning documentation. A Flood Risk Assessment is also required for development in the floodplain.

It is appreciated that permission has been previously granted in 2012, but it is considered that Planning Policy F1 should be applied in this location.
