The subdivision of the back garden of the property known as The Garth has generated a potential building plot for residential infilling. However, the bulk and mass of the proposed dwelling is overbearing for the size of plot. The front garden is small and predominantly given over to vehicle parking, and the area of garden amenity space to the rear is limited for the size of dwelling. Consequently, the proposal generates a cramped development, which is out of character with the overall spaciousness of the streetscape. The proximity of the proposed property to the house to the right flank and the house to the rear is un-neighbourly.
