Construction of one new dwelling following demolition of existing garage.
One of the prime concerns with applications to build a new dwelling on a site derived from back garden infilling - is access. We note with concern the comments from Highways regarding this application. The access to the side of the host building - 2 Clarefield Drive - is required to be at least 3 metres wide. In addition, the new dwelling will be more than 45 metres from the road kerb in the event of attendance by fire vehicles. This is especially an issue if the access width is restricted.
