Comments on Application 19/00636 - Marandaz House, Clivemont Road Addition of second floor to provide 9 residential units and a cycle store. The ground and first floors of this office block have already been allowed for conversion into residential units under permitted development rights. However, this second floor development is a new structure requiring full planning permission. We are pleased that all 9 residential units achieve Nationally Described Space Standards for 1 and 2 bedroom flats. However, we believe that there are inaccuracies in section 3.7 of the Transport Statement relating to parking. Whilst Furze Platt Station may be 650 metres from the site it does NOT provide a half hourly service "throughout the day". The trains generally run hourly towards Bourne End, and return hourly to Maidenhead. In reality, the majority of rail journeys would be undertaken from Maidenhead Station - which is 1.2 miles away. Therefore, if the RBWM parking guidelines are applied to the location, the proposed provision of parking spaces is inadequate. On a more general note we are concerned at the ongoing conversion of office blocks to residential on the Cordwallis Industrial Estate. Clivemont House, Globe House and Marandaz House are all being converted. What remedial policies are being applied by the Royal Borough to preserve employment opportunities? |
