Comments on Application 25/01663 – 51 and land at 51 Switchback Road North 1 x detached dwelling with solar panels, 2 x bin and 2 x cycle stores, associated parking and landscaping. This application is an example of back garden infilling which risks the character of its residential setting. Technically and practically it is possible to squeeze in an additional dwelling on garden amenity space to the rear of the host property, which is deemed surplus. The proposed dwelling is a substantial 4 bed house with adequate amenity space and 3 parking spaces. It is accessed by a restricted width driveway to the side of the host property, which itself retains adequate, if substantially reduced, amenity space. The location of the new dwelling will result in overlooking and loss of privacy in the adjoining gardens of 49 and 53 Switchback Road North and 4 Kinghorn Park. The garden of No 49 has already been infilled with three smaller dwellings, but these enjoy street frontage / access. Whilst the desire to deliver windfall sites from back garden infilling is accepted, planning policy dictates that any such development should not detract from the character of the existing neighbourhood. Therefore, we object to this application.
