Application 25/02206 – Kim, Altwood Bailey
Comments on Application 25/02206 – Kim, Altwood Bailey 2 x semi-detached 3-bed dwellings and 1 x detached 4-bed dwelling with associated cycle and refuse storage, parking, access and new dropped kerbs following the demolition of the existing dwelling. Such back garden infilling, following the demolition of an existing dwelling has become an increasing trend in recent years. However, any such application should preserve the character and amenity of the neighbourhood and not be detrimental to the enjoyment of existing residents. The proposal to put three dwellings on the site represents overdevelopment. The introduction of a detached dwelling to the rear of the plot might be acceptable subject to the degree of overlooking and loss of privacy for adjoining neighbours. The proposed garden amenity space, access and parking provision for the new detached house is adequate – if tight. However, the front of the site is not suitable for a pair of semis. The amenity space is restricted and the frontage onto Altwood Bailey will be visually dominated by a total of four parked cars. Whilst House 2 has two spaces at right angles to the roadway, House 1 has two spaces off the side access to the rear of the site. Turning spaces is very restricted for House 1 vehicles, especially if both spaces are occupied. The semi-detached dwellings and associated parking create a cramped development which is out of character with the neighbourhood and will contribute to any existing traffic congestion. If this site is to be developed, then a single detached dwelling should replace the proposed pair of semis. Consequently, we object to the proposed application on the grounds of overdevelopment and detriment to the character of the neighbourhood.
