Comments on Application 26/00378/FULL The Ark PH.

This Society has previously commented on the planning application 25/00433. It is acknowledged that this new application addresses some of the points raised by the Society in its comments on the previous application. Many public houses are closing as they are no longer profitable, and this development is assumed to be necessary in order to enable this particular public house to continue to serve the local community.

If the community value of The Ark is demonstrated to be significant, we would not wish to continue to object, as this scheme is an improvement on earlier submissions. The site remains cramped and constrained. Unfortunately, the neighbouring roads are narrow, and parking for visitors is not readily available in the area. The applicant places great store on a tilted balance (incorrectly named tiled balance) assessment. If that assessment is deemed to be of considerable significance in this case, the proposed scheme appears to tip the balance for acceptance as a community asset, subject to certain conditions.   Back To Listing
