Application 26/00179/FULL The Boundary Arms 112 Pinkneys Road

Comments on Application 26/00179/FULL The Boundary Arms 112 Pinkneys Road Maidenhead SL6 5DN. Change of use from public house to a children's day nursery, single-storey rear extension, 1 no. bike store, 1no. buggy parking, 1no. bin store, landscaping and hardstanding.

The Society supports the views put forward by Mr. John Knowles on 7th February 2026 and Mrs. Emma Hinde on 9th February 2026. These comments relate to highway safety, parking provision, and the safety of some preschool children needing to cross a busy road without any suitable warden, pedestrian crossing, or lights. There is no footpath on the west side of Pinkneys Road and insufficient space for cars to park safely (avoiding the bend) on the east side. Clarefield Drive bus stop (CV) on the west side is not a safe location to discharge or collect young children.

Maintaining the existing building in good repair is desirable to preserve local heritage and the possibility that, at some time in the future, a suitable use for the building might be found. The ongoing use of the building as a pub is subject to market forces, which in the current economic climate are unfavourable. Applications for a change of use must be given consideration, but that change of use should not include a nursery. Parking and drop-off arrangements are not suitable for any use of the former pub other than as a residence, possibly combined with a small business office, or a café to serve walkers on the National Trust land opposite. The car parking area on Maidenhead Common for about 7 cars is usually occupied by at least 4 or 5 cars belonging to residents of neighbouring cottages who have nowhere else to park and is not regularly available for use to drop off or collect children or for parking by nursery staff and visitors.
