Part single storey/part two storey side and rear extensions etc. to provide 1 x 1-bed dwelling and 2 x 1-bed first floor flats. Construction of new building containing 2 x 1 bed flats with staff car parking area and residential parking spaces following removal of existing elements and outbuildings.

We have object-d previously to three associated applications is 2022, ‘23 and ‘24. All these applications were refused, and a subsequent appeal has been dismissed.

We note the proposals to create 3 x 1-bed units within the main structure of the public house and are concerned that the minimum Nationally Described Space Standard is not achieved for these 1b2p dwellings. This was one of the reasons for previous refusal and it is not clear if this has been addressed.

The proposed 2 storey new build block of 2 x 1-bed flats to the east of the site continues to give the greatest cause for objection. The new build block is out of character with the street-scene. The site is very cramped and constrained being situated on the corner of Ray Park Lane, immediately to the south of a terrace of Victorian cottages.  This street is very narrow, and the area already suffers from a lack of on street parking.

It is appreciated that one parking space is provided for each new build flat, and for each of the three dwellings being created within the main building. However, only seven spaces are available in total, and consequently there are only two “non- residential” spaces for use relating to the public house. In the possible event of these being used by employees there will be no parking provision for clients. This can only add to the creation of further displacement parking pressures in the neighbourhood.

Whilst we welcome the investment in the Ark PH to secure it as a community asset for the future, we believe that the land to the rear of the Ark should be used for the provision of a greater number of parking spaces – not the proposed new residential building.
