Construction of 2 dwellings with associated access, following demolition of the existing side element of the existing dwelling.


The existing property sits on a substantial plot which is close to but not included in the Pinkneys Green Conservation Area. It is proposed to infill the back garden with two large 5 bed detached houses. Access to the new houses has been achieved by demolishing a substantial side element to the left of the host dwelling.

We believe that the proposal is over ambitious in that the size of the dwellings and resultant number of occupants is too great for the site. The new dwellings have four car parking spaces each, but the "in tandem" parking arrangements are unsatisfactory. Furthermore, the garden amenity space for each new dwelling is limited and results in a cramped development that is out of character with the locality. The introduction of two large houses is detrimental to the character and setting of Charnwood itself and Lime Walk and other neighbouring houses in general.

In principle the large rear garden could support the introduction of one new dwelling with proper parking arrangements and adequate amenity space. Even one new dwelling will require the part demolition of Charnwood to provide the required access. However, we believe that the two dwellings as proposed represent overdevelopment.
